Cheltenham – What’s not to love?

Capturing the attention of families, investors and developers priced out of the likes of Brighton, East Brighton, Hampton and Highett, Cheltenham is certainly living up to its reputation of one of the Melbourne suburbs to watch.

Shopping centres, sporting facilities, schools, beach, bars and a trendy café culture just 18km south east of Melbourne’s CBD – what more could you ask for? With a mix of housing styles, excellent transport links including a brand new state of the art train station, tree lined streets and an old fashioned friendly community spirit, Cheltenham is one suburb that definitely has it all. It’s easy to see why many families are choosing to create their forever homes in this delightful Melbourne suburb.

History

Although established in the mid 1850’s, most of Cheltenham’s residential development was built in the 1940’s and continued into the 1980’s. Modern day Cheltenham is experiencing significant growth and development. With lager block sizes and many homes built in the 1960’s and 1970’s, it’s the perfect area to transform a dated dwelling into a modern masterpiece with an extension, renovation or double storey addition.

With the average sale price for a three-bedroom home around the one million dollar mark, Cheltenham is often considered slightly more affordable than its more prestigious neighbours, but that won’t last for long. With 33% of the population made up of older established couples and families, a lot of younger families and first home buyers are also moving into the area creating a surge in house prices and rising annual growth.

Facilities and Infrastructure

Where do you start? Centrally located with an abundance of high quality café and restaurant options close by, Cheltenham is a booming, diverse suburb with a friendly neighbourhood atmosphere. Close to freeways, excellent hospitals, some of Melbourne’s most prestigious private schools, parks and recreational facilities Cheltenham may just be the perfect family suburb.

For beach lovers, Sandringham and Black Rock are only slightly over a kilometre from the easternmost boundary, and for golfing enthusiasts Cheltenham is home to some of Australia’s best courses. If shopping is more your thing, then Westfield Southland is at your doorstep and DFO only a short drive away.

Being one of Melbourne’s only established suburbs to boast a brand new train station, Cheltenham’s popularity is continuing to soar and it won’t be long before it matches exclusivity with its more expensive bayside neighbours.
